Will insurance cover this — and what do I pay?

Sudden losses (burst pipes, fires) are usually covered; slow leaks and floods depend on your policy. We bill your insurer directly and document everything to policy standards — most clients pay their deductible and nothing else. We'll tell you honestly at hour one if we see a coverage problem.

My insurer has a "preferred vendor." Do I have to use them?
