How much does foundation repair actually cost?

Honest range: $800 crack repairs to $8,000–$18,000 for typical pier jobs. The free inspection produces an itemized quote with the elevation map attached — and a third of the time, the answer is "not yet, here's what to watch."

Is my house going to be okay while I decide?

Almost certainly — foundation movement is measured in seasons, not weekends. The exception is horizontal basement-wall cracking, which we prioritize same-week. Everything else: photograph, measure, decide calmly.

Will this kill my home sale?

Unrepaired and undisclosed, yes it can. Repaired with our transferable warranty, it's usually a closing non-event — buyers' inspectors know our pier documentation. We do pre-listing inspections for exactly this.
