"He found the double-tapped panel, the graded-wrong corner, and a sewer belly the scope caught. We negotiated $9,400 off. The inspection cost $575 with the scope. Best ROI of the whole purchase."

Straight answers

Before you waive anything

Should I skip the inspection to make my offer stronger?

Understand what you're waiving first: the average finding sheet on a "clean-looking" house here runs $4,000–15,000 in issues. If you must compete, consider a pre-offer walk-and-talk ($250) — less than the full report, far better than blind.

Why don't you offer to fix what you find?

Because an inspector who profits from findings has a thumb on the scale. We sell one thing: the truth about the house. Repair referrals come as three names per trade, none of whom pay us.

Is the sewer scope really worth $150?

On any house over 25 years old or with big trees: emphatically. Sewer line replacement runs $8,000–15,000, and no standard inspection sees underground. It's the single best add-on in the business.

What if something breaks right after I move in?

The report documents condition at inspection day — and we answer post-move-in questions free, forever. Call before you call a contractor; five minutes of "is this normal?" is included for life.
