"The consult cost $150. The staging cost $2,800. The house sold $41,000 over the identical floor plan two doors down. My sellers think I'm a wizard; I just know a stager."

Honest answers

Asked at every walkthrough

Is staging worth it on a modest listing?

Usually most worth it there — buyers of starter homes have the least imagination budget and the most emotion. A $2,400 stage on a $350k listing needs to move the price 0.7% to break even; our tracked average is 5.9%.

What if the house doesn't sell before the rental ends?

Extensions run month-to-month at a published rate — no re-install fee, no hostage furniture. And if it goes under contract in week one, month two refunds. The incentives point the same direction yours do.

Occupied staging — will you make me throw away my stuff?

Nothing gets thrown; plenty gets boxed (you're moving anyway — we're just starting early). The edit is ruthless because buyer photos demand it, but it's your stuff, your call, our checklist.

How fast can you install?

Standard: within a week of signed proposal. Agent partners: 48 hours. Photography can follow the same evening — the whole point is losing zero market days.
